Basta Amore Cloud Kitchens L.L.C. runs this website and rents fitted cloud kitchens in Dubai. This page sets out how the website may be used and how we generally work.
Read this next, because it is the part people miss. Renting a kitchen from us runs on a separate rental agreement that both sides sign. That agreement is the binding one. It sets out what you pay, when you pay it, how long you have the unit for and how either side ends it, and where it says something different from this page, the agreement wins. Nothing here is an offer or a quote.

Who can rent from us
To take a unit you must:
- be registered to run a food business in the UAE
- hold the licences and approvals your trade needs, including those from Dubai Municipality and from Dubai Economy and Tourism
- be at least 18 years old, if you are signing as an individual rather than for a company
What we provide
A fitted kitchen unit at DAMAC Voleo (The Vogue) in Business Bay, handed over with the equipment and connections listed on our home page, plus access to the shared areas of the building. Gas and water consumption are metered and billed separately, so they are a cost you carry rather than something folded into the rent.
What comes with your particular unit is written into your rental agreement. That is the document to check, not this one.
What you are responsible for
- everything you cook, store and hand over: the food itself, its safety and the complaints that follow it
- hiring, paying and supervising your own staff
- keeping your unit clean and compliant with Dubai Municipality standards, and making sure everyone who handles food for you holds the certificate UAE law requires
- using the unit for lawful food preparation and nothing else
- asking us in writing before you change anything structural or swap out fitted equipment
- not subletting, sharing or handing your unit to anyone else without our approval
- insuring your own stock, your own equipment and your own business. Our insurance covers the building, not your trade
The commercial terms
The rent, the payment dates, what happens when a payment is late, the deposit and its return, the length of the term, the notice each side gives and the tax that UAE law adds are all settled in the signed rental agreement. We do not publish them, because they depend on the unit and on what you need, and because the honest version of that conversation happens in person.
We can end an agreement immediately if a tenant breaks UAE food safety law, falls far enough behind on payment, or uses a unit for something unlawful.
Where we stand on liability
We are responsible for the premises and the equipment we hand over. We are not responsible for how your business does: your recipes, your customers, your delivery partners, your reviews or your revenue are yours. If a claim reaches us because of something your business did, you cover it.
Nothing on this page limits any liability that UAE law does not allow us to limit.
Using this website
The site is here to tell you what we rent and to let you ask for a viewing. Do not use it to defraud or mislead anyone, to send malicious software or unsolicited marketing, or to take content that is not yours. The text, photographs, logo and design on this site belong to Basta Amore Cloud Kitchens L.L.C. and need our written permission before anyone reuses them.
What we do with the details you send through the form is set out in our privacy policy.
Confidentiality
Once we are working together, neither side passes on what it learns about how the other one operates, unless UAE law requires it.
Which law applies
The law of the United Arab Emirates. Any dispute goes to the courts of Dubai.
Changes to this page
We update this page when how we work changes, and the date at the top moves with it. A change here does not alter a rental agreement that is already signed.
